1. Tenant Finding Service: one-off fee

This service includes advice on letting valuation, comprehensive marketing to find the right tenants, full vetting and referencing of new tenants, preparing tenancy agreements as well as collecting the tenancy deposit and first month’s rent.

2. Tenant Finding and Letting Service: on-going monthly fee

Our fee is 7% (of total rent term of 6 months) (compare)

This service contains all aspects of the tenant finding service as well as monthly rent collection and quarterly Landlord’s statement of account. We also arrange an inventory check-in and check-out report at the end of the tenancy, as well as negotiate with current tenants any rent increases, tenancy extensions or renewals.

3. Full Letting and Property Management Service: on-going monthly fee

This service contains all aspects of the tenant finding and letting service as well as managing payment of all outgoings on behalf of the landlord, dealing with tenant enquiries throughout the tenancy, carrying out quarterly routine visits to the property and submitting a written report to the Landlord reflecting the property condition, managing and arranging routine repairs of the property and arranging end of tenancy repairs and cleaning.

Full Block Management service: on-going monthly fee

We also offer a full property management service for blocks of flats or apartments. This service includes:

  • monthly financial statements
  • procurement of competitive building and contents insurance
  • emergency repair service insurance
  • regular property and site inspections
  • complete maintenance service
  • quarterly property reports
  • preparation of service charge budgets
  • collection of service charges and ground rents
  • control expenditure for the block ensuring efficiency and accountability
  • effective maintenance and provision of service contracts such as common equipment e.g. lifts, boilers and access control systems
  • ensuring compliance with lease covenants
  • maintaining standards of repair, cleanliness and decoration in the common parts of the building such as lobbies, windows, doors, lifts, guttering and drainage systems, car parks and gardens
  • managing database of management and tenants accounts
  • arranging annual general meetings
