Why do I need to use a Letting Agent?

Today’s tenants are better off than ever as there are now a huge number of properties available to choose from on the market. This helps keep rents reasonable and improves the overall standard of accommodation as landlords compete for the best tenants. New rules and regulations should also ensure that properties are safer and smarter than ever before and should also mean landlords are fairer and more consistent in the way they deal with you. Unfortunately it is still possible to end up renting from someone who hasn’t woken up to all these changes: there may be no guarantees that your property will comply with new rules on safety; you may not get a proper legal agreement to sign so you won’t know exactly what might happen if your landlord wants the property back; you may not have anyone to contact if things go wrong, and throughout all of this, you may have no-one you can turn to for help or advice.

If you like the property you see, you will need to complete a tenant application form, let us have a reservation deposit so we can process your application and do all the relevant credit and reference checks as soon as possible. We’ll act quickly and efficiently doing all the necessary administration on your behalf to ensure you get the property you want.

What we do for You

When you contact us about a property we’ll get back to you within 24 hours to arrange an accompanied viewing. Our tenant service includes tenant vetting - taking references and doing all the necessary credit checks. We’ll require the following information from you to process your application – please note only original copy documents will be acceptable:

  • Credit checks

    It is standard practice for us to carry out a credit check on every tenant

  • Employer's References

    We require a reference supplied on your employers headed paper. The reference should include details of your position held within the company, term and length of employment, and your annual salary.

  • Previous Landlord/ Letting Agent References

    Where appropriate we require a reference from your previous landlord or letting agent confirming that you have rented with them and what type of tenant you were.

  • Payslips

    We require your last 3 months payslips (originals only)

  • Bank Statements

    We require your last 3 months payslips (originals only)

  • Self Employed

    If you’re self employed, we require an accountant’s reference confirming your turnover and net profit, term they have acted for you and if they feel you are in a financial position to meet the rental payments.

  • Character reference

    May be required from a professional person i.e. doctor or accountant, who has known you for at least 3 years. Ensure that the headed paper confirms their qualification and has a full address and contact telephone numbers.

  • Guarantors

    Where a guarantor is required we will need the same references on that person as stated above excluding the character reference. In addition they will need to sign a deed of guarantee.

Tenant referencing fees
